Where It Started: T.S. Chanakya and the Making of a Captain

I grew up in Unnao, a small town in Uttar Pradesh, India. The sea was not part of my world then. But T.S. Chanakya — India’s premier maritime academy, part of the Indian Maritime University system — changed that entirely.

At T.S. Chanakya, you do not simply study navigation. You are taught to make irreversible decisions with incomplete information, at scale, with other people’s lives depending on your judgment. I became one of the youngest merchant ship captains in the world. By the time I reached Director level in international shipping, I had commanded vessels across the most volatile sea lanes on the planet.

What I did not know then was that every lesson the ocean taught me about risk, timing, and structure would later apply — almost exactly — to real estate development.

The Transition

From the Bridge to the Boardroom: Why Real Estate

After decades at sea and in senior shipping management, I founded Aethon Marine Services — a maritime risk management company that grew into one of the most respected in the world, completing over 30,000 SIRE tanker inspections globally under OCIMF frameworks. That business gave me my first direct experience of something I had only seen abstractly from ship decks: what happens to cities, infrastructure, and communities over the long term.

Dubai, in the early 2010s, was the clearest example I had ever seen of a city building its future in real time. I had passed through its ports for years. I understood, at a level most land-based investors did not, that its growth was structural — rooted in geography, logistics infrastructure, and deliberate governance — not cyclical. The DLD’s own data would later confirm this: over AED 917 billion in real estate transactions in 2025 alone, across more than 270,000 deals.

In 2013, I co-founded Karma Developers. I had no background in real estate development. I had something I believed was more useful: three decades of discipline in risk management, capital efficiency, supply chain thinking, and the ability to execute across complex international operating environments.
